Artemis Real Estate Partners
The 400,000 square foot warehouse / industrial building was delivered to Artemis Real Estate Partners for future tenant usage. The warehouse is located off Interstate 380. This 42-acre industrial property features; parking, wetlands mitigation, bio retention ponds, large bay areas for deliveries, and future tenant office space for operations. MLG team members worked as High-Level Owner’s Representative for pre-construction, construction, and closeout phases of the project.
Yorktowne Plaza Shopping Center
Yorktowne Plaza Shopping Center is located near the intersection of York Road and Cranbrook Road in Cockeysville, MD and contains roughly 165,000 SF of gross leasable area. This project features several retail improvements including façade renovations, new monument signs, waterline replacement, as well as new construction of an IHOP, Dunkin Donuts, and separate 3 tenant building. MLG team members provided senior level construction management services for Klein Enterprises during the construction of the project.
The Wharf
Phase 2 of The Wharf will feature an additional over 1.15 million square feet of mixed-use development, including office, residential, marina, and retail space, as well as parks and public spaces, across nearly one-half mile of waterfront in Southwest Washington, DC. MLG team members provide senior-level construction management services for Hoffman & Associates and Madison Marquette during the construction phase of this project.
District-headquartered Perkins Eastman DC, the master planner and master architect of The Wharf, continues to guide the design for Phase 2, channeling the collective vision to ensure that The Wharf is a beloved waterfront neighborhood for generations to come.
The architects and designers comprise one of the most impressive lineups in the nation, including SHoP Architects, WDG, ODA, Rafael Vinoly, Morris Adjmi Architects, Hollwich Kushner, S9 Architects, Michael Van Valkenburgh Associates, and Wolf Josey.
Phase 2 at a glance includes 255 apartments, 96 condominiums, 131 hotel rooms, 223 boat slips at the Wharf Marina, 1.5-acre park at the Marshall Park Landing, 547,000 square feet of office space, 95,000 square feet of retail space, and 2 parking garages with over 1,000 spaces total.
The Gathering Spot
The Gathering Spot DC is an exclusive club serving entrepreneurs in Washington DC. This interior renovation consists of transforming three levels of office space into an event hall, restaurant and bar, and co-working office spaces for its members. MLG team members represented the ownership to strategically coordinate the client’s design team, vendors, and general contractor as well as navigated the team through the city’s inspections and business licensing processes to achieve occupancy for the club.
Pike & Rose – Canopy by Hilton
Pike & Rose is an iconic 24-acre mixed-use development along Rockville Pike just north of the White Flint Metro. Phase 2 of this development brought Pike & Rose Block 7 which was a mixed-use of density including 35,000 SF of ground level retail as well as a nine-story, 177-key hotel with 100-unit luxury condominium residences above. Hilton selected the hotel to launch Canopy by Hilton, their new boutique brand. MLG team members worked as construction management project leads while at a previous firm in overseeing all aspects of construction on behalf of the Owner.
US Embassies and Consulates
The U.S. Department of State provides safe, functional, sustainable, and reliable facilities for work, living, and auxiliary functions in support of diplomatic missions around the globe; constructed, operated, maintained, and repaired by the Bureau of Overseas Buildings Operations. The Office of Facilities Management, Small Projects and Transition Division supports posts both from Washington D.C. and onsite with construction management of repair and improvement projects, as well as supports the transition from construction to facilities management of New Embassy (and Consulate) Compounds by managing construction, ensuring turnover of material and maintenance library documentation, assisting with maintenance staff hiring, ensuring training, and monitoring purchasing of maintenance tools and equipment. MLG team members have served as construction managers and transition coordinators while at a previous firm for multiple projects worldwide.
National Archives
The National Archives historical renovation in Washington DC was a complex renovation where all the major building systems were upgraded. Additionally, a new 290- seat theater was installed as well as renovations to exterior façade, new museum exhibit space, rotunda, and vertical transportation. One of the primary challenges in this project was to preserve the historical integrity of the building that was originally constructed in 1934. MLG team members served as onsite construction personnel while at a previous firm, on behalf of the general contractor during these improvements.
United States Department of Agriculture
The U.S. Department of Agriculture South Administration Building is listed on the National Register of Historic Places. This project consisted of hazardous materials abatement, selective demolition and the renovation of office space, escalators, elevators, lobbies, judge’s chambers, and MEP improvements. MLG team members served as onsite construction personnel while at a previous firm, on behalf of the general contractor during these improvements.
Solaris Paper
The 1M square foot warehouse / industrial building was delivered to the Solaris Paper Company as part of a 20-year ground lease. The warehouse is located right off Interstate 81 in Winchester, Virginia. Additional to the warehouse space, roughly 25,000 square feet of office space was delivered to operate out of the facility. This industrial property features; parking, large bay areas for delivers, and office space for operations. MLG team members worked as Owner’s construction management staff to deliver these improvements towards a successful completion.
Tradepoint Atlantic
Tradepoint Atlantic has proposed several civil and infrastructural improvements at their 3,500-acre facility in Sparrows Point, MD. Sparrows Point is home to some high-profile tenants including distribution centers for FedEx, Amazon and Under Armor, grain storage for Perdue Agribusiness and a vehicle-shipping operation run by Pasha Automotive. Tradepoint Atlantic has embarked on a mission for a modern industrial revival that will transform this former steel mill into one of the largest and most strategically significant intermodal global logistics hubs in the country. MLG team members have served as third-party senior construction management oversight for several civil and infrastructural improvements throughout this property.
Whittle School & Studios
Whittle School & Studios is a state-of-the-art charter school with a mission to provide unique, modern and truly global institution serving children from ages 3 to 18. This project is located at the former Intelsat headquarters Northwest, Washington DC and consists of the renovation and adaptive re-use of the existing 831,000 GSF office building into a private charter school facility containing 250 classrooms that will serve up to 2,500 students. MLG team members served as senior construction oversight during the construction of this unique project.
